Why Ground Research Comes First

A parcel is more than a polygon on a screen. It has a history of claims, a ladder of access rights and a set of natural limits that no spreadsheet captures on its own. The research we perform is deliberately slower than a listing alert because the cost of a missed easement or a lapsed water right is measured in years.

Our work is used at kitchen tables, in attorney offices and on the tailgate of a truck at the property line. That range of settings keeps the writing plain. We describe what exists, what is uncertain and what should be verified by a licensed professional in the relevant discipline.

Nothing in our files is meant to replace a title company, surveyor, attorney or appraiser. It is the groundwork that lets each of those professionals do their job with fewer surprises.

Where We Work

The practice covers the west desert country, the Tooele and Rush valleys, the south benches and the rural corridors reached from Redwood Road. We work Utah first and take selected matters in neighboring states when the records are accessible remotely.

Field visits are scheduled seasonally so that water, forage and access conditions are observed when they can actually be read. A winter file and a summer file are not the same file.
